The North Carolina Real Estate Commission requires that any real property advertised with a statement of square footage, that footage MUST be accurate. If you are listing with a NC Licensed Brokerage, Commission rules further require that a sketch of your property MUST be part of the transaction file and retained for three years. If you are listing with a flat-fee brokerage, they will require a sketch and statement of square footage prior to your listing going live.
We can, but we cannot certify accuracy. In adherence to the ANSI-z765-2021 Standard we can only certify a measure that includes every area of square footage beneath the roof.
Square footage provided by your building can only be used within the first stages of the build. During this time, the listing MUST disclose that the square footage area provided is from the builders plans. Once the exterior cladding is completed, a full and final measure must be compliant in order to adhere to Commission rules.
